About Our Services
UPMV provides professional property management services for landlords across the North of England. Our services include:
- Property letting and tenant placement
- Rent collection and financial management
- Property maintenance coordination
- Compliance management and regulatory adherence
- Tenant referencing and vetting
- Property inspections and reporting
- Guaranteed rent options (subject to separate agreement)
Specific services and terms are detailed in individual service agreements with clients.
Service Agreements
Our property management services are provided under formal written agreements between the landlord (client) and Unique Properties. These agreements will specify:
- Scope of services to be provided
- Fees and payment terms
- Duration of the agreement and notice periods
- Responsibilities of both parties
- Termination conditions
- Dispute resolution procedures
Any service agreement entered into will take precedence over these general Terms for matters specifically covered in that agreement.
Client Responsibilities
When engaging our property management services, landlords agree to:
- Provide accurate and complete information about their property
- Ensure the property meets all legal requirements before letting
- Maintain appropriate property insurance
- Respond promptly to requests for decisions or information
- Pay agreed fees and charges on time
- Authorize necessary expenditure for repairs and maintenance
- Comply with all relevant landlord legislation
- Inform us of any changes affecting the property or tenancy
Our Obligations
UPMV commits to:
- Providing services with reasonable skill and care
- Acting in the best interests of our clients
- Maintaining professional standards at all times
- Keeping client information confidential
- Complying with all relevant property and lettings legislation
- Providing regular updates and communication
- Managing client and tenant funds appropriately
- Coordinating necessary property maintenance and repairs
We will use reasonable endeavors to find suitable tenants, but cannot guarantee continuous occupancy or specific rental income (except under guaranteed rent agreements).
Fees and Payments
Our fees are agreed in writing before services commence. Standard terms include:
- Management fees are typically calculated as a percentage of monthly rent or as a fixed monthly fee
- Tenant find fees apply for placement services
- Additional charges may apply for specific services beyond standard management
- All fees are subject to VAT where applicable
- Fees are payable monthly or as specified in the service agreement
- Late payment may result in interest charges or service suspension
Detailed fee structures are provided in individual service agreements and fee schedules.
Limitation of Liability
While we strive to provide excellent service, our liability is subject to the following limitations:
- We are not liable for losses arising from tenant default, property damage by tenants, or void periods (except under guaranteed rent agreements)
- We are not responsible for the condition or legal compliance of properties unless specifically contracted to manage these aspects
- Our total liability under any service agreement is limited to the fees paid for services in the 12 months preceding the claim
- We are not liable for indirect or consequential losses
- Nothing in these Terms excludes liability for death or personal injury caused by negligence, fraud, or other matters that cannot be excluded by law
Landlords are advised to maintain appropriate insurance coverage for their properties.
Tenant Referencing and Vetting
We conduct thorough tenant referencing including credit checks, employment verification, and reference checks. However:
- We cannot guarantee tenant behavior or future compliance
- Referencing provides an assessment of suitability at a point in time
- Final tenant approval rests with the landlord
- We are not liable for tenant default or misconduct after approval
Property Maintenance
For properties under our management:
- We coordinate necessary repairs and maintenance
- Emergency repairs may be authorized without prior approval up to agreed limits
- Non-urgent repairs require landlord approval
- Costs of repairs are the responsibility of the property owner
- We take reasonable care in selecting contractors but are not liable for contractor performance
- Regular property inspections are conducted as specified in the service agreement
Termination
Either party may terminate the service agreement by providing notice as specified in that agreement. Upon termination:
- All outstanding fees become immediately payable
- We will cooperate in the transition of management
- Client funds held will be returned within a reasonable timeframe
- We are not liable for costs or losses arising from termination
- Ongoing tenancies may continue under landlord management or alternative arrangements
Confidentiality
We maintain strict confidentiality regarding client information and will not disclose information to third parties except:
- With client consent
- To service providers necessary for service delivery
- As required by law or regulation
- To professional advisors bound by confidentiality
- As specified in our Privacy Policy
Intellectual Property
All content on the UPMV website, including text, graphics, logos, and software, is our property or that of our licensors. You may:
- View and download content for personal, non-commercial use
- Not reproduce, distribute, or modify content without permission
- Not use content for commercial purposes without authorization
Website Use
When using our website, you agree:
- Not to use the site for unlawful purposes
- Not to attempt to gain unauthorized access to our systems
- Not to introduce viruses or malicious code

Severability
If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions will continue in full force and effect.
